Repositioning Analysis, Mixed Use Development, Loudoun County, Virginia

Project Type: Mixed-use community with commercial, big box users, grocery anchored retail, multi-family and attached single family residential.  Significant road infrastructure program.

Project Status: Analysis Completed, project re-booted and several outsales of large parcels made to global data center user.

Evaluated large mixed use project that was caught in the 2008 recession for the institutional property owner.  Evaluated plan program and entitlements and developed alternatives and recommendations to reposition the project in the current market.

Project Evaluation, Mixed Use Development, Prince Georges County, Maryland

Project Type: Suburban mixed-use community with grocery anchored retail, hotel, multi-family and attached single family residential.  

Project Status: Analysis Completed, project owner has made major sale of portion of the project.

Evaluated initial phase of this large mixed use project and assessed infrastructure costs to date and developed budget for costs to complete.  The project is laid out in a neo-traditional design but has significant grading and earthwork challenges.  Made value engineering and other recommendations to reduce future phase costs.

Rivanna Resort and Golf Club, Palmyra, Virginia

Project Type: Mixed-use community with resort hotel/clubhouse, age targeted residential, village retail and commercial center.

Project Status: On hold

After previous rezoning application was denied, retained by property owner to develop new site plan and manage rezoning process. A new, more environmentally sensitive plan that also included multiple residential product lines was prepared. Multiple meetings held with staff and project stakeholders to gain input and support. The project was successfully rezoned with unanimous votes at Planning Commission and Board of Supervisors. Currently managing a record plat process to create multiple land bays for out sale to targeted developers. Coordinating with outside broker to prepare exhibits, land use summaries and narratives for sales efforts.

Villages of Leonardtown, Leonardtown, Maryland

Project Type: Mixed-use community with age targeted residential, village retail and commercial center, golf course, marina and river walk

Project Status: Inactive

Performed detailed feasibility analysis and developed a new master plan for the Villages of Leonardtown, Maryland, a mixed-use neo-traditional waterfront community that featured a marina and river walk. Commercial components of the project included a traditional “strip” retail center, an urban commercial/retail area in the village center, and a resort hotel.

Bachman Property, Fairfax County, Virginia

Project Type: Mixed-use community with market rate, affordable and work force residential, retail center, commercial office buildings

Project Status: Project completed as residential under original entitlements

Working in conjunction with adjacent contract property owners, assembled a consultant team to pursue a Comprehensive Plan Amendment to up zone several properties at the intersection of Hunter Mill Road and the Dulles Toll Road. Developed conceptual master plan and directed numerous studies in support of the application.

Goose Creek Farm, Loudoun County, Virginia

Project Type: Mixed-use project with central “Main Street” retail core, commercial office and hotel pad sites, conventional strip retail center, and high-density multi-family residential.

Project Status: Active, approximately 75% complete.

Successfully rezoned the first phase and positioned the second phase of the Goose Creek Farm Project in Loudoun County. Complex negotiations were required with County Staff and Virginia Department of Transportation officials for traffic calming measures on a collector road to establish the “Main Street” retail core area. Significant phased roadway improvements were required to Belmont Ridge Road, a major County collector road. Worked with adjacent homeowner groups to get input and support for the project.

Renaissance, Albuquerque, New Mexico

Project Type: 240-acre Mixed-use business community including office, hotel, and industrial park.

Project Status: Project completed

Site was purchase from a local developer with most underground infrastructure complete and the property platted for 23 lots. Performed due diligence on acquisition and then developed a new site amenity program that included landscaping program, site lighting, entrance monumentation, way finding and marketing signage, and special pavement treatments. Also implemented the use of sculptures at key intersections and entrance points as project identity. Developed architectural control covenants.

Costa Verde, La Jolla, California

Project Type: 56-acre Mixed-use development with high-density residential, office, and retail

Project Status: Project completed

Managed the site design process for this high density mixed use community in “downtown” La Jolla. Fourteen lots were created with approximately 50% of the site dedicated to rental residential products. Value engineered grading design to balance site and to address significant filling of two canyon areas on the rolling site. Coordinated permitting for mitigation of several “vernal pools” on the project site. 

Fritt's Farm, Charles Town, West Virginia 

Project Type: 100 acre mixed use parcel with frontage on bypass freeway. 

Project Status: On hold 

Performed due diligence and site analysis for this parcel with excellent visibility and access.  Developed a series of alternative land plan layouts ranging with residential, commercial and retail components. 

Bon Air, Charles Town, West Virginia 

Project Type: 140 acre mixed use retail and residential parcel. 

Project Status: Project was subject to auction process, my client's bid was not successful.  Project site remains undeveloped. 

Performed due diligence and feasibility analysis for this undeveloped site.  Prepared alternative land plans to determine yield options and prepared supporting land development budgets.  Site had complex access issues and required extension of off site utilities.
