Charles Town Commons, Charles Town, West Virginia

Retained to perform due diligence on the property for land acquisition. Successfully rezoned the property with unanimous votes at the Planning Commission and City Council. Developed concept for offsite regional storm water management facility and secured City, State and Federal approvals. This included the relocation of an existing jurisdictional drainage course and converting it into a naturalized stream corridor. Provided broker and potential anchor tenants alternative site plan layouts. Prepared land development cost estimates and worked with outside contractors to confirm numbers and site earthwork.

Ashland Junction, Ashland Virginia

Project Type: 52-acre retail development with Food Lion grocery anchor, Roses Department Store anchor, in-line space and five frontage outparcels.

Project Status: Complete

Rezoned and managed the site design, permitting and land development for the project that was on a fast track basis in order to achieve scheduled openings for the anchors. Early bid packages were let to relocate existing water and sewer trunk lines. Fill dirt was generated by relocating an existing drainage course and using an open cross section as opposed to installing large diameter piping. The project had signalized intersections with two different state secondary highways and required off site right of way acquisition.
