Project Name:    The Residences at Salamander, Middleburg, Virginia  

Project Type:    Luxury Single Family Residential and Mixed Use community, adjacent to the world class Salamander Resort and the historic Town of Middleburg Virginia.  Three distinct neighborhoods are planned with estate, village and cottage housing products.  One neighborhood is currently entitled as a mixed use village with commercial, single and multi-family residential, town hall/civic site, restaurant and village green.  

Project Status:    Project financing in progress.

The St. Mawes team was selected to master plan the development of this exclusive, luxury project.  Initial assignments completed include; an extensive physical site analysis, evaluation of current entitlements, master development schedule, development of alternative land plans and conceptual architectural footprints.  A market study has been prepared that includes initial programming of residential product offerings.  We also conducted an in-depth visioning session and prepared a summary vision statement reflecting the session and benchmarking tour of competitive projects on the east coast of the United States.  Programming, design, and coordination has been provided for a state of the art sales center in a converted retail space on the Town main street.  Also completed is a detailed set of Design Guidelines and an Architectural Pattern book for the community.

Project Name:    Snowshoe Mountain Resort, Snowshoe, West Virginia  

Project Type:    Renovation and expansion of an existing ski mountain resort to achieve a four-season resort. In addition to two main ski areas, the project had an existing golf course and a number of multi-family rental buildings.  A new central mixed-use resort village was planned with residential units over first floor retail and restaurant, over underground parking.

Project Status:    Expansion and renovation program substantially complete.

First Intrawest employee positioned at the acquired project.  Recruited and trained development and sales staff.  Conceived the ten-year development master plan for the resort that included a new pedestrian residential and commercial/retail village, ski in-ski out townhouse neighborhoods, expanded ski terrain, water and sewer infrastructure expansion, expanded golf and residential golf village.  Prepared budgets and schedules for business plan and financial models.  Led on-site visioning process to evaluate resort positioning for sales and marketing strategy. Completed design and marketing of the Rimfire Lodge, a 72-unit condo-hotel with about 9,000 s.f. of commercial/retail space.  Achieved over 60% pre-sale with over $6 million in revenues and pre-leased 80% of the commercial/retail space.

Project Name:    Middleton Plantation, Charleston, South Carolina  

Project Type:    Mixed use resort/residential project that included a 27 hole Rees Jones design golf course, 200 unit hotel and conference center, and a private, gated single family community.

Project Status:    Project planned but not completed.

In a fast tracked, three-month period developed a master plan and feasibility study for the project that was to convert an existing boutique inn to a larger, Rock Resorts branded hotel and conference center.  The project site was over 5,000 acres, located on the Ashley River in North Charleston and had extensive sensitive natural areas.
