National Home builder, Property Acquisition Analysis, Virginia

Project Type: Evaluation of potential residential property acquisitions.

Project Status: Completed initial analysis, several properties acquired and land development is proceeding.

For a major national home builder, performed detailed due diligence on several potential property acquisitions.  Evaluated current project entitlements, reviewed existing and new site investigative reports (Phase One ESA, geotechnical analysis, wetland mapping, threatened and endangered species, historic resources), value engineered plans, and prepared land development budgets and pro formas.

Infill Residential Projects, Montgomery County, Maryland

Project Type: Infill, single family subdivisions

Project Status: Completed initial analysis and value engineering, lot land development completed, instituted spec home building program.

For institutional property owner, performed value engineering on two infill subdivisions that were partially completed.  Projects were "broken" in that anticipated sale of finished lots would be at a loss.  Developed site cost to complete budgets and schedules.  Assisted in the completion of outstanding land development items and plan revisions with County Staff.  Recommended and implemented contract builder program to construct spec homes as a project exit strategy.

Wall Street Fund, Property Portfolios Acquisition Analysis, Northern Virginia and West Virginia

Project Type: Evaluation of several portfolios comprised of residential properties to be acquired by a major Wall Street fund and used in a joint venture with a regional home builder.

Project Status: Completed analysis of the portfolio's and helped develop acquisition bid pricing.  Firm was successful in the acquisition of one major portfolio, was not successful bidder on another portfolio, and deferred bid on a portfolio after due diligence analysis.

For a major Wall Street fund, performed detailed due diligence on several potential property portfolio acquisitions.  Evaluated current project entitlements, reviewed existing and new site investigative reports (Phase One ESA, geotechnical analysis, wetland mapping, threatened and endangered species, historic resources), value engineered plans, and prepared land development budgets and pro formas for use in bid pricing.  One portfolio consisted of eleven properties, some partially developed but most in undeveloped condition, with a total of about 1,500 residential lots.  Another portfolio consisted of the remaining lots in a large master planned community with a total of about 1,200 lots.

Arbor Landing, Chesterfield County, Virginia

Project Type: 177-acre single-family development with 410 lots. The community is part of the larger Ironbridge master planned development that features a 24-acre man-made lake.

Project Status: Complete

Performed the feasibility analysis for acquisition and the due diligence efforts. Coordinated with the Ironbridge master developer to develop “Owner” association documents and to coordinate the installation of road and utility infrastructure and community walking trails. The residential was developed in ten sections, and we developed a central community center that featured a clubhouse, pool, tennis courts, and tot lots. Several other small community parks were integrated into the development. A unique model home “park” was created on a short cul-de-sac street where the roadway section was temporarily sodded until the completion of marketing activities.

Foster Estates, Fairfax County, Virginia

Project Type: Development and design management for a luxury, nine lot infill subdivision. 

Project Status: Complete

The project site had challenging grading conditions and needed to accommodate a reserve parcel to be held by the property seller. 

Long Acres, Loudoun County, Virginia 

Project Type: Development and design management for a luxury 15 lot residential community. 

Project Status: Complete 

Access to the project was complex and required negotiation and coordination with off site owners and a competing developer.  The site has dramatic rolling topography and lots were oriented to take advantage of views and adjacent flood plain areas.  Lots had central public water but private, individual drainfields.

Hunter Mill Farm, Fairfax County, Virginia 

Project Type: Development and design management for a 51 lot, luxury subdivision. 

Project Status: Complete 

Completed main entrance road infrastructure and entry feature and landscaping.  Installed initial infrastructure and model home to preserve entitlements that were set to expire. 

Kensington Manor, Fairfax County, Virginia 

Project Type: Development and construction management for a 98 lot infill residential community. 

Project Status: Complete 

Responsible for completing due diligence for the acquisition of the property that was a golf driving range and nine hole par three course.  Successfully rezoned the property to residential use and fast tracked the site plan approval process so that development could begin shortly after rezoning.  The site has very flat topography and had challenging soil conditions as portions of it were mined for fill material and were back filled with topsoil.  Prepared an efficient, compact layout to maximize lot yield but also incorporated several pocket parks, a small recreation area, and preserved a wooded wetland area. 

Poplar Parc, Fairfax County, Virginia

Project Type: Development and construction management for a 49 lot infill luxury subdivision. 

Project Status: Complete 

Completed the rezoning and site entitlements for the project and conducted an extensive geotechnical investigation as the site was in an area with rock and "floating" boulder conditions.  Effectively contracted for site grading on a classified basis which resulted in significant cost savings and completion of land development ahead of schedule.  Also coordinated a complex frontage road improvement and traffic signal installation with the County and Virginia Department of Transportation. 

Occoquan Reach, Town of Occoquan, Fairfax County, Virginia 

Project Type: Development, and design management for infill single family attached residential development on two adjacent parcels. 

Project Status: Complete 

Developed land plan for a challenging infill parcel with dramatic topographic conditions.  The units were terraced down a hill side and a significant retaining wall was required along several sides of the property.  Successfully rezoned the property mitigating some local opposition.

Kensington Parc, Fairfax County, Virginia 

Project Type: Development and design management for infill 34-unit single family attached homes. 

Project Status: Complete 

Rezoned this infill project and fast tracked site development plans.  Coordination and off site easements negotiated with an adjacent Church and a residential Homeowner's  Association.  Site design included a central pocket park, retaining wall to preserve an existing tree buffer to an adjacent development, architectural grade sound wall, and compact storm water management facilities. 

Krys Parcel, Loudoun County, Virginia

Project Type: Development and design management for single family community in the northern portion of the County. 

Project Status: Successfully rezoned prior to County downzoning action. 

Fast tracked the design and approval process for a by-right subdivision that was facing a County down zoning action.  Prepared a layout that was sensitive to topography, existing mature stands of trees and minimized road grading.  Lots had a community water system and individual drainfields. 

Evergreen Reserve, Loudoun County, Virginia 

Project Type: Development and design management for this rural hamlet community located in the Loudoun County transition zone. 

Project Status: Rezoning and engineering completed, portion of project sold to another developer.  Completed the rezoning of this rural hamlet community and fast tracked land development plans and record plats. 

Rokeby Reserve, Loudoun County, Virginia 

Project Type: Development and design management for this rural hamlet community. 

Project Status: Complete 

Performed due diligence for the land acquisition, developed master plan and secured rezoning.  Prepared land development budgets and directed site engineering.  Coordinated design of community water system, lots had septic drainfields, some off lot via easements. 

Bull Run, Prince William County, Virginia 

Project Type: Development and design management for a large lot, single family development within the Bull Run golf course property. 

Project Status: Completed design and rezoning, property sold to another developer. 

Developed the land plan for a luxury home community on property within the Bull Run golf course property.  The overall property was to contain three golf courses but only one was constructed.  Lots required individual wells and septic drainfields.  Soils for drainfields were marginal and I managed an extensive soil investigation to determine potential drainfield locations.  Lots were then laid out to accommodate soil conditions and also take advantage of key golf, lake, and mountain views.  Secured zoning and land development approvals against local opposition to the project.

Rolling Acres and Strawberry Knolls, Montgomery County, Maryland 

Project Type: Development Management for two infill residential developments, ten and sixteen lots. 

Project Status: Complete 

Value engineered land development design and bid out infrastructure for the Client.  Both sides had challenging grading and layout conditions. 

Meadows Edge, Stephens City, Virginia 

Project Type: Development management for a 228 lot residential community 

Project Status: Complete 

Coordinated the design and rezoning of the property. 

Wakeland Manor, Frederick County, Virginia 

Project Type: Development and design management for this 572 unit residential development. 

Project Status: Complete 

After acquisition of the partially completed project, redesigned the layout to better accommodate a planned regional highway that split the site, and to create distinct neighborhoods oriented around green spaces and wetland areas. 

Graham-Flynn Property, Loudoun County, Virginia 

Project Type: Development Management for single family townhome community adjacent to the Brambleton Master Planned Development. 

Project Status: Complete 

Performed due diligence, developed master plan, secured rezoning and prepared land development budget for this infill project.  Preserved wetlands and stream corridor running through center of the site that had mature trees.  Received endorsement from County Environmental Staff for sensitive design.
