Heritage Hunt, Prince William County, Virginia

​Project Type: Built out, gated, 1,863 unit active adult residential, resort style community.  The community features an Arthur Hills Design golf course, tennis and fitness center complex, main clubhouse and secondary clubhouse located in a historic building. 

Project Status: ​Completed new master plan and vision for the community, along with a phased improvement plan.  Community HOA is proceeding with implementation of the recommended improvements program.

The community was fully built out and was approaching twenty years in age.  Evaluated all of the Homeowner Association community assets including; golf course, clubhouse, fitness center, indoor pool, outdoor pool, main clubhouse, secondary clubhouse located in a historic Manor House.  Conducted an intense community input program to develop a unified vision for the next twenty years of the community.  Performed detailed analysis of golf course operations and positioning as well as competitive analysis of housing products in the community.  Prepared detailed, phased program of improvements to existing community assets and development of new amenities.  Conceptual budgets developed for all improvements and linked to available HOA capital reserves and projected future revenues.

The Old North State Club at Uwharrie Point, New London, North Carolina

​Project Type: ​Gated, lake front residential, resort style community.  The community features a championship Tom Fazio Design golf course, marina, tennis and fitness center, walking trails and waterfront guest lodge. 

Project Status: ​Complete

Initial development manager for this luxury, resort style residential community near Charlotte, N.C.. Managed the master planning process and market evaluation and positioning.  Coordinated the design and entitlement efforts and managed the consulting team.  The golf course was named runner best new golf course in the United States by Golf Digest and remains one of the top golf courses in North Carolina.  Extensive infrastructure was required including a community water system and package waste water treatment plant.  A low pressure sanitary sewer collection system was utilized to overcome site topography and rock soil conditions.

The Governors Land at Two Rivers, Williamsburg, Virginia 

​Project Type: ​Resort style, luxury residential community located along the James River.  The community features a Tom Fazio design golf course, marina, walking trails, riverfront parks and nature area, tennis, and community pools. 

​Project Status: Complete 

​Initial development manager for project located in the historic Williamsburg area.  Managed the master planning process and the market evaluation and positioning.  Coordinated the design and entitlement efforts and managed the consulting team.  The site required extensive archeological investigation and permitting with the Corps of Engineers and State Department of Historic Preservation.  Innovative shoreline stabilization was used along the James River and required a joint memorandum of understanding with the Corps and State.  

Stillwater’s on Lake Robinson, Greenville, South Carolina  

Project Type: Gated, lake front residential community with several single family product offerings and planned multi-family land bays. 

Project Status:  Due diligence completed, project acquired, site stabilization substantially completed, community recreation expansion study in process, land planning alternative studies completed, new marina facility completed.

Performed extensive due diligence investigation for the partially completed community prior to acquisition.  The site has areas of steep and terraced topography and at the time of investigation, most areas were not stabilized and the site had been cited for erosion control violations.  After acquisition, developed and implemented a program to stabilize the site, updated permits and coordinated efforts with the local jurisdiction.  Have completed a number of alternative land planning studies to provide better lot products for the market.  In the process of developing an expansion and improvements plan for the current community recreation complex that includes a pool and cabana. Additions proposed include a community park and walkways, lawn game areas, overlook with shade structures and fire/water feature.  Completed the design and installation of new marina facility.

Greene Mill Preserve, Loudoun County, Virginia

Project Type: Rural village community, primarily residential with limited commercial and service uses around a central community green.

Project Status: Complete.

Repositioned this primarily residential community to have a “green orientation” by creating low impact recreational amenities including: soft walking trails, central village green, pocket parks and play areas integrated with existing environmentally sensitive areas.

Clevenger’s Village, Culpeper County, Virginia

Project Type: Village Center project, mixed use with a “Main Street” retail core, commercial pad sites, riverfront park, renovation of an existing golf course, range of residential projects from multi-family to estate size lots, new water source and treatment, new regional wastewater treatment facility

Project Status: Active, some infrastructure underway complete.

Positioned the Clevenger’s Village project in Culpeper County for rezoning after a two-year effort. Project was a 750-unit residential, mixed-use community that featured a village retail center, commercial component, several neo-traditional neighborhoods, community amenity program and riverfront recreational park. The development of a new wastewater treatment plant and potable water system were required. The project was extremely controversial and contentious and required extensive community meetings and complex negotiations with staff and public officials.

Belmont Country Club, Loudoun County, Virginia

Project Type: a 1,900 residential unit, mixed-use community. Commercial components included pads for office buildings and a retail/service center. Recreational amenities included several pool/club complexes, 18 hole Arnold Palmer Championship golf course, Country Club complex constructed around renovated, historic manor home.

Project Status: Residential complete.

As the first staff person on the project, set up the office trailer compound, recruited, and managed the land development staff and project budget and schedule. Reviewed and revised master site plan to better relate to existing site topography and environmental conditions. Prepared a project master grading plan and earthwork management strategy as the site had extensive and difficult diabase rock conditions and needed to be balanced on site. Worked with hydro-geological firm to locate on site water sources for golf course and community irrigation. Coordinated land development efforts with sales and marketing and housing construction staffs to meet project schedules and financial goals. Successfully fast tracked the first phase of 450 residential units and the Palmer design golf course.

Kings Charter, Hanover County, Virginia

Project Type: Mixed-use project on 470 acres that included grocery anchored retail center, garden office park, flex office warehouse, 375 garden rental apartments, 225 for sale townhomes, 750 single-family lots, renovation of a historic manor house and new recreational amenities.

Project Status: Project completed

This project was the first mixed use development in Hanover County. Extensive interaction with County Staff and Supervisors to create new zoning classifications and regulations to allow project vision to be completed. A portion of the residential project was completed and was integrated into the new residential community. A significant parcel was added to the project and was successfully rezoned. The project was the site of the annual Richmond “Homearama” show and a group of models homes were constructed and furnished and created significant sales traffic at the site. As part of the show, the historic “Popeck” farmhouse was renovated and was used as a marketing center and then sold as a private residence.

Greenspring, Chesterfield County, Virginia

Project Type: Mixed-use project on 1,800 acres located on the north side of the Swift Creek Reservoir, a drinking water supply facility. The project was planned to include a mix of 3,000 residential units, 27 hole championship golf course designed by Rees Jones, office and village retail, lakeside recreational center. An extension of the Powhite Parkway crosses the subject property and a new interchange was planned with an adjacent office and retail development.

Project Status: Project rezoned but not completed.

Successfully rezoned the project under time pressure to avoid a new impact fee ordinance by the County. Project site was directly adjacent to a drinking water reservoir and the development master plan included buffers and best management practice devices to maintain water quality. Secured initial environmental permits, developed project phasing plan, master utility plan and project infrastructure and amenity budgets and schedules.
